LocalismQuestion Rainers. How often does localism update. I noticed that most of the post for my area has been since July and August. Nothing since then. Does it update quartly, and does it usually only post featured post? I had gone through and just noticed it. I know I have posted a few post to localism and it does not show.

Can anyone explain how localism works. I plan  on posting to localism more so I would like to know. I have tried to research it on my own. But I just keep getting more confused?????

Any help would be much appericated!!!

What's your take on Depersonalizing?

I was reading an article this morning. It was going aganist what we all learned as far as depersonalizing the home. Most of us was taught when we go on listing appointments and after we get the listing most sellers ask us what needs to be done to the home. Our first response of course is to remove all the clutter. The second thing we always say is to remove all personal pictures.

Now my guess is you want the new prospective buyers to picture themselves in the home without seeing the sellers in it. Now I agree with what I was reading, having the pictures remaining up and around the home shows its a home. Makes it warm and comforting. You see its history and spirit.

Now I see both parts and agree mainly with the article. I love walking into a home and seeing the story behind the home. The family that lives there and enjoys its comfort. Why would we want to take out the most important part of that home!!!!

So my question to you is, " What is you opinion, What would you suggest to your sellers when asked of this questions". Will you go with the norm or will you step out of the box and keep it personal??

I will anwser first, I'm going to step out of the box and keep the home warm and personal!!

Homestead extemption for Senior Citizens

I received a call the other day on one of my listings. She  was looking for her daughter. She purchased a home in Tamarac, Fl three years ago and now her daughter moved down here and needs to find a place. She was trying to figure out which town would suit her. I went to explain that I also live in Tamarac. I also went to explain the difference in property taxes within the differences cities. I had asked her age, she said she was over 65. I asked if she had filed for her extra homestead. She had no idea that she qualified for the extra 25,000 homestead for Senior Citizens. She was just so happy. She thanked me and will be calling me back in few days.

Here is some more information on the extra Homestead. You can also visit http://www.bcpa.net/

Qualified residents 65 years of age or older (as of January 1, 2008) are reminded that they should file for an additional Senior Homestead Exemption.  Eligible seniors must have a total household adjusted gross income not to exceed $24,916. Documents required to file for the Senior Exemption include a 2007 income tax return or, if one does not file income taxes, a copy of the 2007 Social Security 1099 Form. The deadline for applying for the senior homestead exemption is March 1, 2008.

The second $25,000 homestead exemption applies only to the County's portion of the taxes and city taxes for residents of municipalities that have also adopted the additional exemption. The senior exemption saves the average Broward  property owner nearly $300 each year.

Water Drought

Certain citites and Broward County, have increased the surcharge for increase water usage. In the being of water dripJanuary I posted a new law about water usage. Only being able to water your lawns once a week. Here is a clip from the Sun- Sentinel newspaper.

"In Davie, residents who use from 6,000 to 9,000 gallons of water will pay a 25 percent surcharge. And residents using more than 9,000 gallons pay a 50 percent surcharge. Commercial customers are now paying a 45 percent surcharge because of the new restrictions.

In Fort Lauderdale, water users will see the new charge on their February bills. The city's surcharge for water use during a drought is 17 percent for a residential user. For a home using 8,000 gallons in a month, that raises the bill from $15.29 to $17.26, according to city documents.

In Plantation, customers who use less than 6,000 gallons monthly inside their homes or who use a domestic water meter for irrigation will avoid any surcharges. Customers who use more than that or who have a separate sprinkler meter will be subject to a 45 percent surcharge."

So if you live in any of these cities I would suggest if you don't want the surcharge to decrease your water usage.

Wal-mart Grand Opening- Sunrise, Fl

WalmartThe Wal-Mart on Oakland Park Blvd and Univeristy in Sunrise, Fl is finally set to open its doors again. Since back in 2004 after Wilma blew through South Florida it has been closed. There was major damage to the store and it has taken this long to get back to order.

As of 8am tomorrow the doors will be opening. I have been looking forward to this day for a long time and I am so excited to hear the news. It has been completly updated to stand up to the other walmarts that have opened up in the past to years. This particular Walmart has been at this spot since 1989. Its one of my favorite stores.

I'll be posting some updated pictures once I go through the store.

New Water Restrictions for Broward County, Fl.

Come January 15 there will be new water restrictions for Broward County. Are you ready and are you aware of what needs to be done for both residential and commerical alike. If not here is an overdraft posted by Broward County.

New Water Restrictions Begin January 15

Effective January 15, residents and businesses in South Florida, including Broward County, will be subject to one-day-a-week water restrictions. The new restrictions mark the first time that the South Florida Water Management District (SFWMD) has imposed blanket restrictions for the five million residents living in South Florida.
Highlights of the Modified Phase III water restrictions include:

·Residents and businesses are limited to a one-day-per-week landscape irrigation schedule with two "watering windows:"

·Odd street addresses may irrigate lawns and landscapes on Mondays between 4 a.m. and 8 a.m., or 4 p.m. and 8 p.m.

·Even street addresses may irrigate lawns and landscapes on Thursdays between 4 and 8 a.m. or 4 p.m. and 8 p.m.

·Residents and businesses with more than five acres have expanded irrigation hours, between 12 a.m. and 8 a.m. or 4 p.m. and 11:59 p.m. on their designated irrigation da

·Hand-watering with one hose fitted with an automatic shut-off nozzle is allowed for 10 minutes per day for landscape stress relief and to prevent plant die-off.

·Low-volume irrigation, including the use of drip and microjet systems that apply water directly to plant root zones, is not restricted but should be voluntarily reduced.

·Additional watering days and times will be allocated for the establishment of new lawns and landscapes.

·No restrictions apply to other outside water uses, such as for car and boat washing, pressure cleaning of paved surfaces, decorative fountains and water-based recreation venues, including swimming pools.

• Golf courses must reduce their allocated water use by 45 percent.

The new, mandatory restrictions apply to all water from traditional sources, including water from public utilities, private wells, canals, ponds and lakes.  Users of 100-percent reclaimed water are exempt from the restrictions but are encouraged to conserve water voluntarily. For additional information on the water shortage, irrigation restrictions or water conservation, call the SFWMD's toll-free Water Conservation Hotline at 1-800-662-8876, visit www.sfwmd.gov or contact a regional SFWMD service center. Helpful water conservation tips also are available at www.savewaterfl.com.
