Like I said the other day, when we got this challenge I knew it was going to be hard for me since I had no listing presentation. I pretty much would wing it. I was only using a CMA from the MLS as one, and no idea about using a pre-listing. I have a listing appointment coming up and you know I am definetly going to send this presentation to him.
The email I sent Rich was both a combination of video and texted. Since I have never met Rich I wanted him to be able to put the face with the name. Making it a little more personalable. Here is the email I sent. I wanted to be aware of how many homes were already on the market and what to expect when I come a sit down with him.

Just wanted to let you know that I have attached some documents to look over that I will be bringing to our appointment. I have also attached a PowerPoint presentation on my marketing plan. We will go into detail at our meeting, this is just an overview.

put together and all we had was a weeks time. I was so nerved wrecked,

Midori was at the tech fair I was working on adding so many things to
the slide show. I emailed it to her and she disected it. I am so happy
that I have a mentor who understands what I am thinking and which way I
am headed. Its easier to adapt that way.

Stats in a prelisting package are a great way to for a seller to review the market data prior to you meeting with them. The seller is much more aware of market by the time you arrive and they are obviously better educated to what homes have been selling for.

Giving the seller some stats and the time to absorb them is a very good idea. Many have unrealistic ideas about the market, and the short time of a listing presentation doesn't give them time for the numbers to sink in.
I have no doubt it was tons of work and a crazy week but remember to enjoy all that you have accomplished.

David- First let me start by saying hello and welcome to AR. Now as far as the presentation goes. This was done in a weeks time. Usually when something with this amount of information is worked with I know its with more time. Some of us are protective about our work especailly with the little amount of time we are given. Now I understand that there are some errors that I will go back and check. Please don't feel that we are attacking you in any way. Its only a matter of courtesy. Thank you for the suggestion about the flash. It was mentioned to me before, but like I said we were short on time.

I like the package an I like the idea in general, but I would also like and would not have been upset at any feedback; including Dave's. If it were my presentation, I would like the mistakes to be pointed out and I would like to fix them. It's all part of helping someone better what they do. It's part of learning.
Some of us are trainers; some of us are writers; some of us sell; and it's when we all come together and help each other, that we can all better ourselves and learn. I don't want to show a presentation or anything else for that matter, to a client, if it is not professional (that was the reason for doing it in the first place).
Certain types of mistakes make us look sloppy and unprofessional. This is not how we want to show ourselves out there. Dave, you can correct my stuff any time. I would appreciate it, since I want to learn and ensure what I put out there is the best and is not a bad reflection on me or the people I work with.
Sylvie- Thank you for your comment. If you noticed I did thank him for the corrections and went back and changed them. I did explain that we were short on time. I did not put him down in any way. I want to be able to show professionalism and its why I thanked him.

The effort you put out in the beginning via the personal video is a bit time consuming, but I think it will ultimately benefit you, help you gain the trust of your prospect, and impress him. Someone that trusts you will stick with your advice down the road. I am practicing for these spot light videos for YouTube and, for someone like me anyway, takes guts. Most people wouldn't feel comfortable speaking into the video which is why it will catch the attention of most prospects. Good job.

You are both true professionals. Your creative talents and innovative thinking will take you much further than those who are unwilling to try new things...or embrace new technologies! My original comments were truly meant to be helpful and constructive in their critique. I sometimes have a tendency to "run at the mouth" a little while visiting ActiveRain. There are so many posts I want to respond to...that I find myself feeling "hurried" a bit. Perhaps in that haste, I chose my wording poorly? Please just know that the intent is always one of care, concern and support.
I deal with these kinds of things all the time. Some of the most successful agents we do marketing for...have a tough time with spelling, or grammar, or whatever....but they are the best darned agents a buyer or seller could possibly hope to find. They've come to rely on my attention to detail and our company's design prowess to ensure that what gets out in front of the general public is accurate and unrivaled. They understand that an English Professor at the local University who wants to buy a $900,000 home....may take issue with misspelled words on a flyer...and we laugh together about our various shortcomings. By the time my customers and I have worked together for a while...it's completely okay for me to tease them that mortgage really does have a "T" in it. They tease me back about something I do crazy....and we all have a blast working together toward a common goal.
As a result, I may approach this kind of situation a bit too casually, which I apologize for. If you and I worked together, you'd get to know my personality....and my wry sense of humor. But you'd also appreciate that I'll always look out for your best interests when it comes to marketing real estate.

Dave, I will share a little story with you. My mom and dad divorced when I was 10 years old. My parents were both teachers. I loved them dearly and the split hurt when mom took me to Texas from Indiana.
My father was pretty strict and hard on me. I wrote him a message once upon a time telling him all about what I had been doing and telling him that I loved him.
A week or so later, I received the letter back in the mail with my mistakes and misspellings circled in red ink.
I may have taken it personally but I think Jeannette did a great job.
I also apologize. Maybe just behind the scenes corrections? I will check out your site and I hope we can still be friends.

Gosh...reading your story was heartbreaking. I, too, grew up in a divorced household (raised by my Dad)...and had little or no contact with my mom.
And now, years later...I'm a single Dad, raising the most beautiful 9-year old little girl in the whole wide world (okay, maybe I'm slightly partial). And I'm 50 years old...so this is my second go-round in the child-rearing department (my older sons from a previous marriage are 27, 22 and 21).
The thought of your Dad correcting a letter like that simply breaks my heart. I can't imagine how that must've made you feel! And it makes me feel guilty for just jumping in here and pointing out spelling mistakes without first explaining where I was coming from and that my position was one of care and concern.
Yep, let's be friends. I like the sound of that.
And thank you for sharing....and for the insight. You and I may have a lot more in common than we thought! Funny how that works, huh?

I have to say, I love the presentation! after reading some of the comments here regarding misspelings and grammar, I realized in the 10 years of selling reel estayte, I've never been hassled about not using speel chek and I've worked with many inteli inelctu, smart people in my kareer. I also blog how I speak. I'm horrible at this stuff but I do it anyway. I am still in the Top 10 out of 425 in my area. I am alwyas strivin 4 imprefction!

That seems like a good idea to make a video explaining your services as a realtor. But it wouldn't work for me. I prefer to be face to face with a client.

I'm really into all the "techie" stuff too. However, a standard book type presentation is also needed just in case. This week I listed 2 different properties in which the sellers do not use the internet or e-mail......I know, can you believe it?

Jeannette, I think you come across as very sincere on the video and you've given him numbers so he knows that you know what you are talking about. Yeah, so there was a spelling mistake; I'm not sure that the seller will care about that unless you're presenting to an English teacher. Actually, some people might find that comforting or reassuring. You're being yourself and people like genuine. The prelisting package is a great idea - all the big time gurus recommend doing one. Yours is high tech but personal and real and I think it will go over well. Please let me know how it turns out for you as we are thinking of doing something similar. Best of luck!

Loved your intro video. That's something that would work wonders for RELO's or out of town clients. Loved the idea of sending market stats in advance of the listing. I always take them with me and review them at the listing, but your way might put them in a more realistic frame of mind. Good luck with the rest of the contest.

I think your pre-listing email is AWESOME! I have mainly dealt with new homes, and really want to venture out into resales and buyer representation. You have inspired me to start working on a pre-listing and a listing package. I have never had to really do that before.

I think pre-confirmation/meeting packages can be a great idea, however, I also would not waste ANY time in going out and getting the listing secured if I was a Realtor. So, I would think that I could get to the house WAY before that package ever arrived. Maybe fax something or email instead of mailing a package? Great post topic!

We have started doing pre-listing packages and have had a lot of sucess with them.
Even if the Seller doesn't actually read through them they at least give you a competitive edge and shows your organization and commitment.
